Nathan's Coney Island

These photos taken on Saturday by photographer Bruce Handy show the first signs of new construction as Coney Island begins to awaken from winter hibernation. Coney’s 62 amusement rides and diverse attractions are ready to open with the usual fanfare on Palm Sunday, which is April 1st. The renovation of the Boardwalk stores is still underway and by the looks of the construction, most store owners won’t be ready till May. Construction hasn’t started yet on Zamperla’s new Speed Zone, featuring go karts and a Sky Coaster, but it is not slated to open till Memorial Day.

At the corner of West 12th Street, Nathan’s Famous new Boardwalk outpost is quickly taking shape and is likely to be the first of the new stores to finish construction. At the moment a coat of yellow paint covers the side of the red storefront formerly occupied by Gyro Corner Clam Bar. The “Hey Joey!” mural by gents of desire is already history. Like the Nathan’s satellite previously at the corner of the Boardwalk and Stillwell, this store will have a walk-up counter and no indoor seating. In the slide show below, you can see photos of the construction at Ruby’s Bar and Paul’s Daughter, the BK Festival lot, Thor Equities new plywood-encased building at Surf and Stillwell and the still-closed Henderson Walk.

The photo above shows construction progress at Steeplechase Plaza, which broke ground in November. When completed in 2013, the oceanfront plaza on the site of the former Steeplechase Park will be home to the B & B — short for Bishoff and Brienstein — Coney Island’s last antique wooden carousel. Purchased by the City for $1.8 million in 2005, the ride will be installed in a glass pavilion with large-scale neon lettering spelling B & B CAROUSELL with a double L, of course.

Between the Parachute Jump and the carousel there will be a public plaza at grade with the Boardwalk. Additional features include a tree-shaded area with seating and a walkway beneath the Parachute Jump structure which will allow visitors to enjoy a spectacular view of the landmark. Construction of the 2.2 acre plaza is expected to cost approximately $29.5 million, according to the City.

Popeye's Chicken

This new store will be the home of Popeyes Chicken. The popular fast-food restaurant is coming back to the south side of Coney Island’s Surf Avenue after more than a year’s absence. The location is the first floor of the Popper Building at 1220 Surf Avenue, just a few doors down from the restaurant’s previous spot. Popeyes owner had been in business year-round at this location in Coney Island for 27 years when he lost his lease in the now-demolished Henderson Building at the corner of Surf and Stillwell. Prior to Popeye’s, he operated Kennedy Fried Chicken. Ironically, the generic-looking new building that Thor Equities put up on the Henderson site remains vacant and was recently encased in plywood.

Thor Equities

Last week, ATZ reported that the construction fencing at Thor Equities’ Surf and Stillwell lot in Coney Island had come down to reveal a sterile-looking, one-story building. What happened to the blue boards, which were emblazoned with murals by No Longer Empty artists as part of a project sponsored by the City’s Economic Development Corporation? Coney’s eagle-eyed Captain Nemo spotted some in a botched reassembly at another Thor construction site in Brooklyn and posted on the Coney Island Message Board:

The artists who tried to remove the blight that Sitt placed upon Coney Island turning his ugly blue construction fences into canvases of art, can visit their artwork by visiting his close by Bay Parkway project. He sent in the bulldozers to clear that land, and took along his Coney Island blue plywood construction fencing to his latest blight project. The artists work is mismatched and looks like impressionist artwork of the worst order.

This slide show by photographer Bruce Handy shows jumbled sections of the Coney Island murals incorporated into construction fencing at 1752 Shore Parkway in Bensonhurst. The site is Thor Equities’ $150 million Bay Center project, where BJ’s Wholesale Club is expected to be the anchor tenant.

Nobody expects the guys who put up and take down Thor’s construction fences to be art handlers, but couldn’t they at least match up the panels? After all the work that went into the murals, it would have been nice if somebody in charge at Thor Equities–Hey, Joey!– had thought of reusing them to beautify another site.

Thor CEO Joe Sitt, whose self-proclaimed nickname is “Joey Coney Island,” likes to tell reporters “I view Coney Island as a national and international treasure.” If that’s true, why not move the murals, which were created for Coney Island, to one of his other lots in Coney? There’s an unsightly empty lot at Surf and West 12th, where the Bank of Coney Island and concession booths were demolished in 2010 to make way for nothing.

Last April, the City’s Economic Development Corporation brought in No Longer Empty, a non-profit that curates site specific art exhibitions, to dress up the fences which greeted visitors when they first exited Stillwell Terminal. The above photo shows the finished mural on Thor’s fences surrounding the then empty lot at Surf and Stillwell.

Keith Schweitzer, who founded and curates NLE’s mural project, made this wonderfully edgy video of three street artists’ 48-hour transformation of Thor’s construction fence at Surf and Stillwell. As he explains in his blog: “Beginning with the main entrances to the park and working our way inward, six artists covered more than 4,000 square feet of exterior surfaces with artwork referencing Coney Island‘s legendary iconography and the surrounding beachfront boardwalk’s imagery.” Veng, OverUnder and Ephameron, who are seen painting the boards in the vid, are among the artists whose work has turned up in a jumble on Shore Parkway.

UPDATE February 7, 2012:

As mentioned by one of the commenters on this post, the murals on the Bowery side were also taken down and a few of the mismatched panels were put up to cover the windowless wall of Thor’s new building.

When Reginald Marsh photographed Coney Island as the subject for his artwork in the late 1930s and the ’40s, one could still buy frozen custard for a nickel. The dessert made its debut in 1919 when the Kohr brothers, Archie and Elton, opened a stand on the Coney Island Boardwalk. The nickel treat was a sensation, selling 18,460 cones on the first weekend! Kohr’s Frozen Custard is still in business on the Boardwalks at Seaside Heights and Casino Pier on the Jersey Shore. According to the history page of the company’s website, “After many experiments with the formula, Archie and Elton discovered that by adding eggs to the mix, they got a much more stiff, velvety and creamy product which would melt more slowly.”

Today, Coney Island’s ice cream offerings include Denny’s soft serve and Coney’s Cones gelato, but the frozen custard stands of yesteryear are long gone. You have to go to Shake Shack in Manhattan. Or all the way to Utah, where Coneys Custard and Gourmet Dogs won the “Best of State Award” last year. Their signature custard is named after the Cyclone roller coaster.

Like the Whip ride and the game of Fascination, frozen custard is another delight that first saw the light of day in Coney Island, but can’t be found here anymore. Last year, ATZ proclaimed “Bring Back the Whip!” This year we add: “Bring Back Fascination and Frozen Custard!”

Comments on Facebook and twitter in response to this post have inspired this update: What’s the difference between soft serve and frozen custard?

Wikipedia says: “True frozen custard is a very dense dessert. Soft serve ice creams may have an overrun as large as 100%, meaning half of the final product is composed of air. Frozen custard, when made in a proper continuous freezer will have an overrun of 15-30% depending on the machine manufacturer. Air is not pumped into the mix, nor is it added as an “ingredient” but gets into the frozen state by the agitation of liquid similar to whisking a meringue. The high percentage of butterfat and egg yolk gives frozen custard a thick, creamy texture and a smoother consistency than ice cream. Frozen custard can be served at –8°C (18°F), warmer than the –12°C (10°F) at which ice cream is served, in order to make a soft serve product.”

According to FDA requirements, frozen custard must have at least 10 percent milkfat and 1.4 percent egg yolk solids, but some brands have more. If it has fewer egg yolk solids, it is considered ice cream. Frozen custard has less fat and sugar than ice cream.

Rita’s Italian Ice, a national franchise whose tag line is “Ice, Custard and Happiness” will open a store on Surf Avenue at West 15th street in Coney Island.
